What is a Mortgage Calculator?
A mortgage calculator estimates what a home will actually cost you every month. It takes the property price and your down payment to work out the loan amount, applies the interest rate and term to get the principal-and-interest payment, then adds the recurring costs that most buyers forget: property tax, home insurance and HOA or service charges. The result is the number your household budget has to absorb β not the smaller figure quoted in an advertisement.
Why Estimate Your Mortgage Before House Hunting?
Knowing your real monthly commitment changes which properties you look at. It also shows how much power your down payment has: a larger deposit lowers both the loan and the loan-to-value ratio, which usually unlocks a better rate and can remove insurance requirements. Working backwards from an affordable payment is a far safer way to set a budget than working forwards from the maximum a lender will approve.

Home Financing in Saudi Arabia and the Gulf
- No annual property tax: Saudi Arabia does not levy a recurring residential property tax, so leave that field at zero. A Real Estate Transaction Tax applies at purchase instead.
- Down payments: minimums for first-time buyers are commonly in the 5β10% range, considerably lower than the 20% conventional in many other markets.
- Islamic finance: Murabaha and Ijara products quote a profit rate rather than interest. You can model them by entering the profit rate, but the contractual structure, fees and early-settlement terms differ β confirm the figures with your bank.
- Service charges: apartments and compounds usually carry a monthly service fee. Put it in the HOA field so it is not left out of your budget.
Understanding Loan-to-Value (LTV)
LTV is the loan divided by the property price. A 20% down payment gives an 80% LTV. Lenders price risk from this ratio, so a lower LTV typically means a lower rate and fewer conditions. It also matters if prices fall: a high LTV leaves very little equity cushion, which becomes a problem if you need to sell early.
Who This Calculator Is For

β Frequently Asked Questions
What does a mortgage calculator do?
It estimates the monthly payment on a home loan from the property price, down payment, interest rate and term, then adds recurring costs such as property tax, insurance and service fees.
What is included in a monthly mortgage payment?
Principal and interest are the core. Depending on the country, the payment may also include property tax, homeowner's insurance and HOA or service charges β all of which this calculator lets you add.
How much down payment do I need?
It varies by market and lender. In Saudi Arabia the minimum down payment for first-time buyers is commonly 5β10% of the property value, while many other markets expect 10β20%.
What is LTV?
Loan-to-value is the loan amount divided by the property price. A lower LTV means a bigger down payment, which usually unlocks better rates and reduces the lender's risk.
Does Saudi Arabia charge annual property tax?
No. There is no recurring annual property tax on residential property in Saudi Arabia, so you can leave the property tax field at zero. A real estate transaction tax applies at purchase instead.
Why is total interest so much higher on a 30-year loan?
A longer term keeps a large balance outstanding for far longer, so interest accumulates for more years even though each monthly payment is smaller.
Can I see the amortisation schedule?
Yes. The calculator shows both a yearly summary and a full month-by-month breakdown of principal, interest and the remaining balance.
Does it handle Islamic home finance?
You can model Murabaha or Ijara products by entering the profit rate as the interest rate, but the exact contractual structure and fees will differ β always confirm figures with your bank.
Is the estimate binding?
No. It is an estimate for planning. Your lender's offer depends on credit assessment, income, fees, insurance requirements and the final approved rate.
Is my data private?
Yes. All calculations happen in your browser and nothing is transmitted or stored.
